Vacant Home Staging Consultation

78% of all listings that expire are vacant homes. Homes that are empty are in special need of staging as they will sit on the market 2 to 3 times longer than a professionally staged home and in most cases will not sell for top dollar. We offer multiple options for Vacant Home Staging. Our staging services are from 30 to 60-days with the option to extend beyond the initial contract term. Each Vacant Home Staging begins with an initial consultation where we discuss our recommendations and complete a thorough assessment of the home. 

Walk-n-Talk + Staging Consultation + Detailed Report

Our certified home stager will do a thorough walk through of your home providing you with recommendations on how to prepare your home for listing. Working with the furnishings and accessories the sellers already own by concentrating our focus on issues such as condition, presence of clutter, cleanliness, traffic flow, furniture placement, light, and use of color and space. We focus our attention to the areas that will impact buyers the most in order to generate more interest and offers. Additionally, we will determine what items need to be packed or put away, and if any additional accessories may be needed. You will receive a room-by-room full detailed report and a staging to-do checklist. Sellers can use this detailed report as a guide for staging their home on their own. Our goal during your staging consultation is to create a model home look, buyers will fall in love with. This is a great option for those do-it-yourself homeowners who are able to make the necessary changes themselves.

If you are in need of additional artwork or accessories to complete the staged look of your home. We offer customized accessory package options to help make the staging process stress-free!

Occupied Home Staging- Half day

This package includes a half day of transformations. We will give your home a look that buyers will fall in love with. We will assist you in transforming your occupied and sometimes cluttered spaces into clean, elegant and effective spaces that feel uncluttered, light, and clean. In addition we will optimize room traffic flow and current furniture placement. If necessary, we can make recommendations for adding furniture or accessories to transform your home. These transformations will help you receive more offers, stand out from the competition, and get your home sold quickly.

Occupied Home Staging- Full Day

This package includes a full day of transformations. This option is great for those homes 4,000 sqft. or more. We will give your home a look that buyers will fall in love with. We will assist you in transforming your occupied and sometimes cluttered spaces into clean, elegant and effective spaces that feel uncluttered, light, and clean. In addition we will optimize room traffic flow and current furniture placement. If necessary, we can make recommendations for adding furniture or accessories to transform your home. These transformations will help you receive more offers, stand out from the competition, and get your home sold quickly.

Design Consultation

Our design consultation is an in-home or virtual design consultation that is $350 for up to 120 minutes and a $100 an hour thereafter. Once you book, you will receive our design questionnaire which is for us to better understand your goals, scope of the project, and reviewed with you during your consultation. From the comfort of your home, we’ll get to know each other, and talk about your project, expectations and vision for your space. We’ll discuss scope of work, time frame and budget.

Short Term
Rental Design Consultation

Are you overwhelmed and not sure where to start? Start with our 90 minute in-home or virtual consultation for $250. During the consultation we will discuss your property, followed by a detailed summary of suggestions, a shopping list, budget recommendations and a proposal for Morphe Home Staging & Design to complete these services for you. You have the option of choosing from any of our rental packages outlined on this page.

Residential/Commercial Design

We will handle every step of your renovation or furnishing design. Whatever your needs may be, we will customize a design package for you, providing the services needed to complete your project.  The end result is a beautifully designed, functional space you will love!

  • Floor plan with furniture layout
  • Ordering of all furniture and decor
  • Coordination of subcontractors for renovation/repairs
  • Coordination of deliveries
  • On-site overseeing of materials delivery and installations

"Revamp" Short Term Rental Package

This package is perfect for existing vacation rental owners that only want to improve on existing appearance of their current rental property. Morphe Home Staging & Design  will make use of your existing furniture and décor, while adding as few or as many new pieces as you wish. Our “Revamp” package starts with our initial Short Term Rental Property Design Consultation.  Pricing varies and is based on the size of the rental property and the number of rooms.

Our Revamp Short Term Rental Package Includes: 

  • Written report with recommended updates, including lighting, paint, landscaping, amenities and furnishings.
  • Floor plan with furniture layout
  • Mood board with photos of items to purchase, including links where to buy each item
  • Recommendations for any renovation/repairs

"DIYer" Short Term Rental Package

This package is a cost-effective alternative design option and is ideal for property owners who are willing to tackle the hands-on activities such as, measuring, taking photos, coordinating, ordering furniture, setup and completing the final touches. Our “DIYer” package starts with our initial Short Term Rental Property Design Consultation.  Pricing for this package is a  low, flat fee per room.

Our DIYer Short Term Rental Package Includes: 

  • Propose a design plan and budget
  • Floor plan with furniture layout
  • Mood board with photos of items to purchase, including links where to buy each item
  • One round of revisions
  • Recommendations for any renovation/repairs
  • Shopping list
  • Host package that is filled with useful resources and checklists to set you up as a super host on your short-term rental property

"5-Star" Short Term Rental Package

This package is perfect for brand-new and/or vacant short-term rentals. This package includes a completed design of your property: selecting, purchasing, and furnishing all furniture and décor; receiving, delivery and installation of all furniture and décor. Our “5-Star” package starts with our initial Short Term Rental Property Design Consultation.  Pricing varies and is based on the size of the rental property and the number of rooms.

5 Star Short Term Rental Package Includes: 

  • Propose design plan and budget
  • Floor plan with measurements
  • Mood board for each space with images of furnishing, accessories, and color palette
  • Two rounds of revisions
  • Ordering of all furniture and decor
  • Coordination of subcontractors for renovation/repairs
  • Coordination of deliveries
  • On-site overseeing of materials delivery and installations
  • Host package that is filled with useful resources and checklists to set you up as a super host on your short-term rental property
